Our realtor, Bruce Swartz came highly recommended from a close friend who happened to be our Loan Officer. We met Bruce one Sunday morning and he took us through the steps of buying a house, since this was our first home buying experience. He was very helpful and answered all our questions right away. My husband and I were on vacation in Scottsdale and we decided to drive around and look at houses. We stopped at an open house, and that is where we met Bruce Swartz. We gave him some general information explaining what we were looking for, and a few days later he came to our hotel and brought us a 2-inch stack of information of local real estate that was for sale. Over the past year, my partner and I requested that Bruce assist us in finding a new home. Our requirements for the new house were fairly narrow, and our search area was very broad. We were willing to look at properties each of Central Avenue from the Loop 101 in the north to the Loop 202 in the south. Each week, Bruce would narrow down the MLS to the requirements that we had, and would tirelessly spend the weekend driving around the Valley with us to see the select few that we narrowed our search to. It took us roughly nine months to find the house that would satisfy our needs.
We were always impressed with the great, optimistic, supportive attitude that Bruce gave when we were losing hope. We were always grateful for the years of experience and similar situations that Bruce was able to share with us. In the end, it was purely the skills of our real estate agent that secured us the house we wanted. The professionalism and courtesy that Bruce showed in the bid and negotiation process were the keys to our success when late at night, the current owners accepted our bid over that of another prospective buyer. Their real estate agent passed along that it was based on the good relationship Bruce had made with their office that won us the house. We were eternally grateful!
Because of our respect and trust in Bruce, we asked that he list our current house. Bruce put all his effort into getting a sale as soon as possible. He hosted open houses on all the weekends of the listing and tracked the impressions of the real estate agents that showed the house during the week. I remember when I first met you three years ago at the DMV when you came in to renew your registration for your vehicle and we got into a conversation which lead into you telling me you were a real estate agent. At that time I was looking to purchase a home on my own with my two children. I was very pleased with the way that you explained to me step by step the process of purchasing a home. But when we went out looking for homes at the time the interest rates were high and the homes I would be able to afford were not to my liking at the time. I had talked to my boyfriend Dennis and he told me to wait and when the time was right we would buy a home together, so three years went by and the interest rates dropped and Dennis had decided to sell his house and start looking for a new home together. I remembered your phone number off the top of my head, I called you the next day and it was the beginning of the sale of the house. There was a lot of work to do to get the house ready but with your help it was done in no time. The house was sold in 28 days of putting it on the market and we even got more money than we had ever expected - $31,000 more. What Dennis liked most was that you were honest and everything you said you would do, you did. You did not make any empty promises or give false hope.
Then it was time to find a new home for the family. You made it very easy, steering us in the right direction for the mortgage loan. Michelle was great - a pleasure to work with. She also explained, step by step, the process of a home loan and worked very hard in finding the best interest rates. All in all, the sale and purchase of the two homes was a great experience. I have known Bruce Swartz for 15 years, he was the Real Estate agent we found when I was buying my first house. That transaction went really smooth, everything happened as he said that it would happen and it did. When we first began to look for a home we were working with an agent whose interests were not that of finding us a home we would enjoy and in working with this particular agent it seemed that we had to inconveniently be fit into her schedule. By chance Byron and I called on a home that was listed by Bruce Swartz. Byron and I called Bruce on the home. He said he would be happy to show the home to us, and inquired as to whether or not we were working with another agent, and if so fine but if we weren't happy with our agent at any time to call him, that he would be able to find a home for us . He went on to say that he would help us look no matter how many homes we would want to look at until we found the one we would be satisfied with. Needless to say we weren't impressed with the agent we were working with, and that one remark of Bruce's impressed us and that is how he came to be our realtor.
Bruce is a professional and yet is a he very personable professional, he never came across to us as being put out of his way by our requests and found a way to work with them at our convenience. We worked with Bruce for about three weeks until we found the home in which we now live. He stayed on top of things before closing, he made sure the Mortgage company was keeping up with the paperwork, set up the meeting with the Title Company and made sure that we were happy wi th everything (including the contract which he went over in detail with us).
If Byron and I were to go through buying a house again we would have no doubt as to who we would go to for help.

Bruce did a bang up job helping me to find my house. We purchased in September of 2009. He had the intuition to seek out this house where as I didn't even want to see it based on the MLS report. When we saw it I knew I was home. My girlfriend and I love living in this place now. I didn't realize as a new home owner how much pride I would feel in living in my new house.
Bruce helped me in these ways when buying my house:
Helped to get it closed on time for end of month August. He did all the correspondence with the mortgage company and made sure I got in as soon as possible.
When the lender messed up, he held them accountable to the best his ability. Closing is a very hard process. He helped me to understand what was happening at the time.
He helped me to work with the seller to update the power. The boxes originally outfitted in this home were old, outdated and recalled. He helped me get a new box installed and made sure everything looked great with the retrofit.
I have septic. I don't know what Bruce did but the owner agreed to replace the entire leach line. It was a $3000 job. Something I would have been surprised by.
When they were fixing the leach tractors ran over an outdoors electrical line. I was upset, feeling it may be a fire hazard. Bruce got this fixed. Now I use this electrical line weekly to upkeep my yard. Works well for weed whacker and bush trimmers.
Bruce was able to get the sellers to pay 3 .5% seller concessions. This took care of all closing costs and warrantees so I got the max amount of stuff for their buck.
In the end we had a great time looking for home and I'm really happy with the place Bruce helped me buy.

I am writing to express my pleasure with working with real estate agent Bruce A Swartz, who represented me in my recent purchase of a single-family home in Tempe, Arizona.
I originally started working with Bruce in February 2009. Bruce was extremely helpful from the very beginning and guided me through the entire process, from organizing my loan prequalification, explaining the entire process of buying a home and what to look for, and dedicating every Saturday for over three months to taking me around and looking at houses.

We listed our property with Bruce Swartz at the beginning of September, after our last tenant vacated. Bruce did a superb job at marketing the property. Bruce's comprehensive service began with getting the property ready for sale by coordinating the cleanup of the outside and the necessary repairs for the interior.
Bruce next added the signage to the property, provided an attention getting listing on the MLS, and proceeded immediately to hold open houses to give the property maximum exposure and buyer traffic. After obtaining a contract, Bruce continued to personally manage the transaction by staying in touch with the title company, buyer's agent and the lender to provide a smooth, on time closing.
The bottom line for Cullick Properties AZ., LLC was that we received our asking price, had a contract within 3 weeks after listing and closed 3 weeks after that. A total duration of listing to close in less than 6 weeks in a "slow'' market when the average selling time was closer to 6 months. Phenomenal!
